what is a short sale

What is a Short Sale?

In real estate, a short sale is a sale of real estate in which the proceeds from the sale fall short of the balance owed on a loan secured by the property sold. In a short sale, the bank or mortgage lender agrees to discount a loan balance due to an economic or financial hardship on the part of the mortgagor. This negotiation is all done through communication with a bank's loss mitigation or workout department. The home owner/debtor sells the mortgaged property for less than the outstanding balance of the loan, and turns over the proceeds of the sale to the lender, sometimes in full satisfaction of the debt. In such instances, the lender would have the right to approve or disapprove of the proposed sale.
When dealing with Short Sales you want to make sure you have the right agent by your side helping you through each step of the process. I not only have the knowledge required, but the negotiation skills as well. I want to  make sure that your best interests are represented and that you walk away from this experience with piece of mind.
Please contact me for a list of short sale homes in any area you are interested in purchasing. I look forward to helping you find the home that works best for you and your family.

Bank Owned Homes or REO

Real estate owned (REO) or bank owned is a class of property owned by a lender, typically a bank, after an unsuccessful sale at a foreclosure auction. This is common because most of the properties up for sale at these auctions are worth less than the total amount owed to the bank.  After an unsuccessful auction, the bank will go through the process of trying to sell the property on its own. It will remove any liens and other expenses on the home and at that point will be put up for sale to the public, either through future auctions or direct marketing through a Realtor.

pricing a property

The Right Selling Price Affects Your Bottom Line

When you’re selling your home, the price you set is a critical factor in the return you’ll receive. That’s why you need a professional evaluation from an experienced Realtor®. This person can provide you with an honest assessment of your home, based on several factors, including:
  • Market conditions
  • Condition of your home
  • Repairs or improvements
  • Selling time-frame
In real estate terms, market value is the price at which a particular house, in its current condition, should sell within 30 to 90 days. With exception for short sales as other circumstances are at play.
If the price of your home is too high, this could cause several things:
  • Limits buyers. Potential buyers may not view your home because it appears to be out of their buying range.
  • Limits showings. Other salespeople may be more reluctant to view your home.
  • Used as leverage. Other Realtors® may use this home to drive the sale of other homes that are better-priced.
  • Extended stay on the market. When a home is on the market too long, it may be perceived as defective. Buyers may wonder, “what’s wrong,” or “why hasn’t this sold?”
  • Lower price. An overpriced home, still on the market beyond the average selling time, could lead to a lower selling price. To sell it, you will have to reduce the price – sometimes several times. In the end, you’ll probably get less than if it had been properly priced in the first place.
  • Wasted time and energy. A bank appraisal is most often required to finance a home.

Realtors® have known it for years – well-kept homes that are properly priced in the beginning always get you the fastest sale for the best price! And that’s why you need a professional to assist you in the selling of your home.

Often, in a seller’s market, homes that are priced slightly below market value initially will sell for more, simply because of the extra interest they incite.  This can be a risk, however, and when it comes to such a decision, an experienced, trusted Realtor® is your best ally.
I will let you know if you can or should sell as well as what the price should be. I look at several things when pricing. What is active, UC and just sold. What is the competition? What other homes and areas are buyers that will likely purchase your home looking at? I also re-evaluate often. I refresh and market a property aggressively so that showings are more prevalent. I speak to the agents who are showing the property so that I know where their buyers are looking and how long they have been looking. My approach is completely hands on.

If you want an honest non sales talk answer to the value of your home just email me. I can answer your questions. I won’t harass you or lie to you. Just the truth. You will know what it would costs to sell honestly and a full break down of what you could expect. If selling is the best thing OR if you require a short sale I can advise you on the ins and outs of all of your options.
